Smith Homes FAQs

Find quick answers to our most frequently asked questions about our services, process, and policies.

What types of projects do you handle—new custom homes, renovations, or both?
We specialize in both custom home construction and remodeling. Whether you want to build your dream home from the ground up or update/expand your existing home (kitchen, bath, addition, full remodel), we have the expertise, trade partners, and processes to deliver quality on both types.

What is your service area or which regions do you build in?
We proudly serve Canton, Ohio, as well as the surrounding areas — including Stark, Summit, Carroll, Medina, and Wayne Counties. If your property is within our service zone, we’d love to meet with you and assess the feasibility, building codes, and logistics. For out-of-area projects, we can review on a case-by-case basis.

What is the first step in working with you on a custom home or remodel?
We provide expertise for your project from concept to completion.  We’ll meet with you on site (or virtually), or in our showroom to discuss your vision, budget, timeline, review your existing plans, and review your expectations. From there, we provide a preliminary estimate and next steps.

How long does a custom home build or major remodel take?
Timelines depend on scale, design complexity, permitting, and site conditions. A full custom home usually takes 7-10 months from start-to-finish, while a remodeling project may take several weeks to months. We’ll provide a detailed schedule tailored to your project and will keep you updated throughout the building process.

How do you price projects – fixed bid, cost-plus, or hybrid?
We offer several contract models depending on your preference and project type:
• Fixed-price: a set price agreed in advance
• Cost-plus: you pay actual costs plus a fee/percentage
• Design-assist / hybrid: part fixed, part cost-plus for optional upgrades.  We explain the pros and cons of each model so you can choose what is most comfortable.

What does your scope of work include / what is typically excluded?
Our scope includes all major construction work: permits, foundations, structure, exterior shell, roofing, rough plumbing/electrical/ HVAC, interior finishes, cabinetry, and more. Exclusions may include landscaping, window treatments, or site utilities. We always clarify inclusions and exclusions in writing.

Can you help me with design, architectural services, and permitting?
Yes. We work with trusted architects, engineers, and drafters. If you already have design plans, we can review and build from them. If not, we can coordinate design and engineering services and handle all permitting, code compliance, and inspections.

How do you manage subcontractors and quality control?
We select experienced, licensed subcontractors and maintain close oversight. Our project management includes regular site inspections, scheduled walk-throughs with the homeowner, strict quality checks at each construction phase, and coordination between trades. Our trade partners and material suppliers have worked with us for over 40 years.

What warranties or post-construction service do you provide?
We provide workmanship and materials warranty (typically 1 year) for defects, plus extended warranties on mechanical systems where applicable. Before move-in, we offer a “punch-list” walk-through and support for any service issues. We stand by our work.

How do you handle change orders or unforeseen conditions?
When changes or unexpected site conditions arise, we issue a change order with scope, cost, and schedule impact. You review and approve before work proceeds. We strive to minimize surprises by thorough site and plan reviews, but change orders are normal in custom construction. Transparent communication is our priority.

What is your typical payment schedule?
We use milestone-based payments tied to project phases (e.g. foundation, framing, rough-in, finish, final) or monthly progress payments.

How can I see your past work and get references?
We maintain a portfolio of completed projects on our website (photos, before/after) and are happy to arrange tours for current or past homes (with client permission). We can also provide written references from past clients we’ve worked with. That way, you can see our craftsmanship and reliability firsthand.
